Airbnb Quality Dashboard helps you manage and monitor your listings in Airbnb. Each section provides you with detailed insights about your inventory and helps you make informed business decisions to optimise your listings and boost your revenue.
Quality Dashboard helps you analyse your listing in the following areas:

Optimisation gives you a general overview of your listings performance and quality, allowing you to quickly identify areas for optimisation.

Access the data
You can access the Airbnb Quality Dashboard report through Analytics:

Log in to Rentals United
-
Go to Analytics.
-
Select Channels > Airbnb.
The Airbnb Quality Dashboard report is available in Airbnb Property Settings and can be accessed directly from there.

Go to Services > Airbnb > Property Settings.

Select AirbnbQuality Dashboard.
Optimisation metrics
The Optimisation metrics display a summary of your listing (property details, status, categories and their details, number of reservations with issues and total bookings).
Listing status
Every listing on Airbnb is subject to regular monitoring. Your listing's status is determined based on its compliance with the Airbnb ground rules. The listing status helps you quickly identify issues with your listing.

Quality categories
Your listings get assigned one or more key categories, in which they need improvement:

You can filter out listings with reported issues in any category.
The Details column provides you with additional information, if available. For example, below you can see listings with the reported Cleanliness issues, which had additional details reported as well: dirty bathroom, needs maintenance, stains.
The number of reservations which reported this issue and the number of total bookings on this property let you assume how frequently guests report this issue.
Achievements
In this section, you can preview key metrics on your Airbnb connection and Airbnb top promoted features.

Connected Airbnb - the percentage of properties connected to Airbnb

Reviews metrics
The Reviews metrics offer valuable insights based on your guest reviews, enabling you to pinpoint specific issues that resonate with your guests and improve.
Rating
It provides you an easy-to-understand overview of your listing performance according to your guests feedback in reviews in the following areas:

Value
The colour-visualisation helps you quickly spot low ratings and act immediately.

Red (1 to 3 score points) requires immediate attention

Orange (4 score points) indicates there is still room for improvement

Green (5 score points) indicates the listing met the guests expectations
Your general rating may be high (as in the screenshot above, 4.8), but your listing may underperform in specific areas. The review text provides you with additional context for the rating.

Choose the area that you want to improve, e.g. cleanliness.

Click Low rating.

The report displays properties that received a rating lower than 3 score points.
Main complaints
It provides you with a summary of the most frequently reported issues. See how many reservations reported some areas as problematic and address the most common guest complaints. This report is a quick way to effectively increase your listing’s ratings.
In the report below, you can see that 14 guests negatively rated the waiting time and their reviews indicate that many of them experienced extended waiting time for the late check-in, even though they paid an additional fee for it.
