Booking.com: Price discrepancy in reservations

A discrepancy in pricing in reservations from Booking.com may be caused by wrong settings of the standard number of guests.

Standard number of guests can be set up in Step 5: Price and availability in Rentals United - see Standard number of guests. However, it is also possible to edit it in Property Settings > Manage > Advanced Settings and the detailed steps are described here.

 

There are a few elements that influence the final price for Booking.com:

  • Maximum number of guests from Step 5: Price and availability

  • Standard number of guests from Step 5: Price and availability

  • Extra guest price from Step 5: Price and availability

  • Number of guests in the rate on the Booking.com site

 

Overwriting the standard number of guests in Advanced Settings without due caution can break the calculation logic and, therefore, cause some price discrepancy between Rentals United and Booking.com, leading to the revenue loss. It is not always simple to revert back to the previous settings, hence we recommend not to introduce any changes unless you accept the risk.

 

Standard number of guests in Advanced Settings should be the same as the value in Step 5: Price and availability. If you want to change the standard number of guests, do this for your property in Step 5: Price and availability.

 

If you notice that the values for the standard number of guests are not identical, follow the steps below to revert back:

 

  1. Go to All properties > Select the property > Edit > Step 5: Price and availability. Check the Standard number of guests in and take note of it.

  2. Then, go to Advanced Settings by following the steps here.

  3. Change the value in the Number of people field to the value from Step 5: Price and availability.

  4. Update the listing in the Booking.com dashboard.

    • You can update the listing in the channel by following the steps here. This option is available only for 1 hotel - 1 property - 1 rate set-up only.

    • If your set-up is different and the update option is not available for this hotel, you need to log in to your Booking.com dashboard and update your rates directly there - see this Booking.com article. Then, pull the changes you made in the channel dashboard to update the properties in your Rentals United account - see the detailed steps here.

  5. Repeat this for every property with the discrepancy in the standard number of guests.
