Pricing models key information

Depending on how the channel works, we send the prices in two general ways.

Basic models require prices per night. Nightly prices are calculated per each night separately. In the nightly models, you can customize the prices by configuring additional components.

  • Daily pricing - this is the default option supported by virtually all channels. It means we define prices for each night separately.

  • Occupancy pricing - we define prices for each night separately and prices can differ depending on the number of guests.

  • LOS - we define prices for each night separately and prices can differ depending on the number of guests and number of nights.

There is one more type of pricing, in which prices are defined per a whole stay:

  • FSP - we define prices per stay. Prices can differ depending on the number of guests, the number of nights and the date range.

This table shows how many pricing components you can have in daily pricing, occupancy pricing and LOS pricing.

As a general rule, before sending the prices to the channel we always add the mark-up as well as we take into account the maximum number of guests who can stay at the property.

Nights take values of the day they start on, e.g stay for Sunday/Monday night will have Sunday pricing and stay for Friday/Saturday night will have Friday pricing.

Note that in case of multi-unit groups, the price calculated for each unit is the average price of all units that have prices defined for the given date.

Pricing in the channels

Channels support different types of pricing. Majority of channels support Daily pricing and Occupancy pricing, but some of them do not support the LOS and FSP model. In this case, we need to recalculate the prices provided to us in the LOS and FSP format and convert them to whatever format the channel supports.

If the channel does not support a certain type of pricing, it does not mean that the prices will not be synchronised. Rather, the prices will be synchronised, but in order to meet the channel requirements about the format, we need to recalculate them.

As a rule of thumb, regardless of the model you use in Rentals United, the prices will be synchronised with all the channels. If the channel does not support the pricing model that you use in Rentals United, we will simply recalculate your prices and send them in the pricing model format that the channel supports. The prices will be as accurate as possible and will never be lower than in our system.

The below table shows which pricing model is supported by the channel. If “-” is present, it means the channel does not support this format and requires recalculation. If you want to read more on how we recalculate prices, see here.

_ Indicates that the recalculations are in place in order to provide correct prices (according to the pricing model you use)

(1) Extra guest price is sent as part of the static content and is not seasonal.

(2) Expedia has a custom way of calculating FSP prices (they take the check-in daily price and multiply by the number of nights, so it works like FSP

(3) Extra guest price is not fully customisable for Agoda

(4) You can adjust how your LOS prices are recalculated into nightly prices

(5) LOS/FSP prices are not synchronised, but after TripAdvisor performs a quote before final reservation making, the LOS/FSP prices are taken into account if they exist

(6) The default maxLOS = 31, but can be up to 180 in special scenarios

(7) Airbnb uses the highest LOS/FSP price to calculate the price of stays longer than 30 days.
