New Spanish regulations for short-term rentals (January, 2025)

Starting January 2025, Spain is implementing a National Registry for Short-Term Rentals as part of its effort to create a fairer and more transparent rental market. This new regulation will affect property owners, managers, and rental platforms such as Airbnb and Booking.com.

The National Registry is a government database where all short-term rental properties must be registered. Upon registration, each property will receive a unique ID as proof of compliance with the new regulations.

• January 2, 2025: Registration officially begins. Property owners must ensure their properties are registered and obtain a unique ID.

• July 1, 2025: All listings on rental platforms must display a valid registration ID. Platforms are required to remove unregistered properties within 48 hours of notification.

What steps to take

1. Register your property according to the government guide posted here.

2. Update your listings and ensure your registration ID is prominently displayed on all platforms - read further.

3. Regularly check for updates or additional requirements from local or regional authorities.

If your properties are located in Spain, you need to make sure the National Registry ID is included in the licence details.

1. Provide your Regional Licence Number in the licence number field.

2. Click + Add legal information and provide the following:

   • If you offer long-term stays, select Spain - National Registration Number (Longstay) and provide your National Registry ID.

   • If you offer short-term stays, select Spain - National Registration Number and provide your National Registry ID.

   • Spain - Street name (mandatory)

   • Spain - Street number (mandatory)

   • Spain - Zip code (mandatory)

   • Spain - House number

   • Spain - Complementary information

3. Save.

 

Airbnb

If your properties are located in Spain, you need to make sure the National Registry ID is included in the licence details.

1. Click + Add legal information.

2. Provide your National Registry ID in one of the following licence fields:

   • Spain - National Registration Number

   • Spain - National Registration Number (Longstay)

   Alternatively, you can provide it in the Licence number field.

3. Save.

 

Homes & Villas by Marriott Bonvoy

If your properties are located in Spain, you need to make sure the National Registry ID is included in the licence details.

1. Click + Add legal information.

2. Provide your National Registry ID in one of the following licence fields:

   • Spain - National Registration Number

   • Spain - National Registration Number (Longstay)

3. Save.

 

Other and niche sales channels

Other sales channels (such as Altovita, Holidu or Plum Guide) can use the details that you provide in the dedicated National Registry ID fields:

• Spain - National Registration Number (Longstay)

• Spain - National Registration Number

If you notice that the National Registry ID is not used by the niche sales channels, please reach out directly to them.
