LOS pricing model

If you operate on the LOS pricing model and have the LOS prices provided in Bungalow, you need to be aware that these prices will be converted to FSP prices in Rentals United. See below.

FSP pricing model

FSP pricing model can be used if you are a PMS or an API user. It defines a fixed price for the whole stay, that is for an exact number of guests and nights.

  • Note that it will not be possible to make a reservation for a period in which prices are not defined.

  • Note that FSP pricing does not respect Standard number of guests or Maximum number of guests. Whatever is provided as the FSP records will be respected.

    Example 1: Your standard number of guests = 4 and you provided prices only for 1 and 2 guests.

    Result: The reservations with 3 and 4 guests will not be possible.

     

    Example 2: Your maximum number of guests = 4 and you provided prices only for 5 and 6 guests.

    Result: The reservations with 5 and 6 guests will not be possible.

If you operate on the LOS pricing model and have the LOS prices provided in Bungalow, you need to be aware that these prices will be converted to FSP prices in Rentals United. It only means that they will be available in a different section in Rentals United, yet there should not be any discrepancies between your pricing in Bungalow and Rentals United.

You can provide the LOS prices in Bungalow. Go to the main menu > Parks > Agenda. Provide the prices and other details, such as minimum stay. The prices will be passed to us in the LOS format.

 

Daily price model

Daily price model calculation is based on the values retrieved from various data fields. It allows for detailed pricing settings if set carefully. Also, Daily price model is based on seasons.

Daily price

Daily price is calculated from the FSP records in Rentals United. The FSP prices for different stay-lengths are divided by the number of nights. The highest price is selected as the daily price for a given season.

For example, the 11-04 season FSP prices are the following:

  • 2 nights: 176 = 176 / 2 = 88

  • 3 nights: 264 = 267 / 3 = 89

  • 4 nights: 352 = 352 / 4 = 88

In this case, the daily price in the 11-04 season will be set to 89.

Standard number of guests

Standard number of guests refers to the maximum number of guests included in the Daily price for whom the price does not change. If more guests than specified book a stay, the extra guests will be charged with the price set in the Extra guest price element.

Example: If the Daily price includes 3 standard guests, the price stays the same in the case when either one, two or three guests book a stay.

 

Extra guest price (N/A)

In this integration, this is not synchronised with Rentals United.

Minimum stay

Minimum stay indicates the minimum number of days a reservation can be made for. Guests will be not be able to book your property if they want to book stays shorter than minim stay. This value is mandatory to provide.

Minimum stay value is set on the basis of the shortest possible FSP record.

For example, the 11-04 season FSP records are possible for the following stay lengths:

  • 2 nights

  • 3 nights

  • 4 nights

In this case, the minimum stay in the 11-04 season will be set to 2.

Weekend pricing (N/A)

This element is not synchronized. In case it is mandatory to connect to some Sales Channels or you want to have this information filled in for your property, switch off the synchronisation of this element and update this information directly in the Rentals United platform. Note that if you switch the synchronisation on again, whatever you have in Rentals United will be overwritten with the data from your PMS again.

Occupancy pricing (N/A)

In case it is mandatory to connect to some Sales Channels or you want to have this information filled in for your property, switch off the synchronisation of this element and update this information directly in the Rentals United platform. Calendar

Calendar stands for the property's availability to rent. You can check here the availability of your property in the selected time frames. Once a reservation is inserted in Rentals United, the availability in the calendar gets blocked for this period. The calendar is updated automatically every time the availability of the property changes or at predefined times to remain up-to-date.

Availability is set depending on the FSP pricing and possible stay lengths. If the FSP prices has been defined for a given season, then the period is available. If there are no FSP prices in the season, then the availability will be closed. If there are no FSP prices in for a given season, then the minimum stay settings from the previous period influence whether the availability is open or closed.

Bungalow shares with us the number of units, therefore the availability will remain open until all the units are available.

Preparation Time Before Arrival (N/A)

Note that if you switch the synchronisation on again, whatever you have in Rentals United will be overwritten with the data from your PMS again.

Changeover restrictions

Changeover restrictions specify whether check-in or check-out is allowed for a given day. This is a great option if you need the guests checking in and out to fit your schedule and it will help you avoid unexpected guests. If some days are restricted from changeovers, then your guests will simply not be able to select such a stay if the start or end day falls on a changeover-restricted day.

Availability is set depending on the FSP pricing. If the FSP records has been defined for given stay lengths, the beginning and the closing days of possible stays will be open for check-in and check-out.

Tax and Fee

Tax refers to mandatory charges legally levied on particular types of goods, services and transactions, paid as a contribution to the state’s revenue, for example VAT or city tax.

Fee refers to mandatory or optional charges paid in exchange for particular services. These include:
  • Charges for additional services, for example Internet access or shuttle.

  • Fees defined by local governments that do not fall into the tax category, for example environmental fees.

Rentals United reads all the taxes and fees from <additional_costs> field.

 

 

Rentals United synchronizes a number of fees and taxes as they are set in Bungalow, without any mapping. We filter out any fees that do not have <..._local> and <..._type> or have <..._from> or <..._until> nodes. For example, <cost_21884> is skipped.

Note: Normally, Rentals United does not synchronize information whether a fee is optional or not. The only exception from this rule is petsendcleaning fee.

Tip: Charges settings

  • Cleaning fee: Cleaning fee must be mapped to Flat per stay. If there are multiple cleaning fees (<endcleaning>, <cleaning>, <finalcleaning>), the last with the positive price is set as the cleaning fee in Rentals United.

  • Fee marked as local: If a fee is local (<feename_local>), the calculation type is Upon arrival. Otherwise, it is always Upon booking.

Down payment (N/A)

Down payment is not synchronized. This information will be always set to 30% of the total reservation amount. If you want to change this, you can update this information directly in the Rentals United platform.

Security deposit

Security deposit is a mandatory or optional refundable charge the guest needs to pay to cover for potential property damages.

While the security deposit value is retrieved from Bungalow, the calculation type is not synchronized. Calculation type will be by default set to "fixed amount per stay". If you want to change this, you can update this information directly in the Rentals United platform.

 

Currency (N/A)

All properties being retrieved from Bungalow always have their currency set to EUR. Be aware of this condition when introducing pricing directly in Bungalow. In case you have different currency in Bungalow, then the value will be synchronized, but assigned the EUR currency, which may cause discrepancies in revenue.
