Data synchronization

In order to maintain synchronization between PMS on HomeAway 4.2.1 and Rentals United, ensure that both static content and ARI data are up-to-date. Read further to check which property's data is synchronized with Rentals United.

Static content

Static content (property descriptive content) refers to the type of data which changes infrequently and denotes property descriptive content. In Rentals United, it includes elements like property's basic information, amenities, description, photos or payment methods. Note that some elements of pricing are also shared with Sales Channels as part of the static content.

  • Step 1: Basic info: Property name, Property type, Maximum number of guests, Floor number, Property size, Address, Geo-coordinates, Licence number, Points of interest

  • Step 2: Amenities: Amenities, Number of bedrooms, Number of bathrooms, Number of toilets, Kitchen, Bed types, Bedding composition, Amenities distribution across rooms

  • Step 3: Description

  • Step 4: Photos

  • Step 5: Price and availability: Standard number of guests, Preparation Time Before Arrival, Tax, Fee, Down payment, Security deposit, Currency

  • Step 6: Check-in and check-out: Arrival information, Arrival instructions, Pick-up service, Normal check-in and check-out times, Late check-in and early check-out fees

  • Step 7: Payments: Payment methods, Cancellation Policy, Terms and Conditions

Property descriptive content is retrieved from your PMS on HomeAway 4.2.1 every 24 hours on automated basis. You may as well trigger the update manually any time. In order to do that, go to Rentals United PMS Settings and click the Synchronise button.

ARI data

Availability, Rates and Inventory (ARI) data refers to the dynamic content and stands for property availability, as well as rate plans and inventory data. In Rentals United, the ARI data includes elements from Step 5: Price and availability and these are elements like number of available units, changeover days, minimum stay or prices.

  • Step 5: Price and availability: LOS pricing, FSP pricing, Daily price, Extra guest price, Weekend pricing, Occupancy pricing, Discounts, Calendar, Changeover restrictions

Rentals United retrieves the ARI data regularly for the next 400 days. Below, you can find the time intervals the regular synchronization runs are performed:

  • Daily prices with discounts - every 1 hour

  • Availability - every 15 minutes

  • Minimum length of stay - every 3 hours

  • Changeover day restrictions - every 3 hours
