Cancellation Policy

Cancellation policy defines the charges applied if a guest cancels their reservation within a specific timeframe. Establishing a clear policy helps protect your revenue against last-minute cancellations while setting transparent expectations for your guests.

 

To synchronize cancellation policy from Step 7: Payments with your listing in Airbnb, first set cancellation policy in Channel Settings and select the property-specific option. Only then your cancellation policy from Step 7: Payment will sync. 

Matching your custom settings with Airbnb

Airbnb offers a set of pre-defined cancellation policies. To sync your cancellation policy from Step 7: Payments, we match your settings with the options available in Airbnb. Refer to the table below to see how your settings translate to Airbnb cancellation policies.

If your settings do not match the values from the table, our system automatically selects the Airbnb policy that most closely matches your settings. The system analyzes your cancellation fees and timeframes to find the best fit. The cancellation fee in Airbnb can't be lower than the fee in your settings in Rentals United for each day.

Example: Matching cancellation policies

You have the following cancellation policy settings in Rentals United:

  • a 100% cancellation fee for any cancellation made from 13 to 0 days before the check-in,
  • and a 0% for cancellations made earlier.

Flexible and Moderate are disqualified because they offer guests a refund (charging less than 100%) on the day of arrival. Firm is also disqualified because it offers a refund by charging only 50% on the 8th day before arrival.

Only Super Strict 30 and Super Strict 60 both meet the requirement because they charge 100% for cancellations made 13 days before arrival.

To choose between them, we calculate the variance. Since Super Strict 30 remains closer to your 0% fee for the period between 31 and 60 days before arrival. Consequently, the system selects Super Strict 30 as the best match.
