Understanding pricing models key information (daily, occupancy, LOS, FSP)

Depending on how the channel works, we send the prices in two general ways.

Types of pricing

Choose the pricing model that best fits your strategy to maximize revenue across your listings. You can define rates per night or per stay, and customize them based on dates and guest count.

Nightly pricing models

In nightly pricing models, set prices for each night separately. Customize your rates by configuring additional components:

  • Daily pricing: Set prices for each night individually. Virtually all channels support this default option.
  • Occupancy pricing: Set prices for each night based on the number of guests.
  • Length of stay (LOS): Set prices for each night based on both the number of guests and the length of the stay.

Comparing nightly pricing models

Compare the components available across daily pricing, occupancy pricing, and length of stay (LOS) pricing to choose the best model for your listings.

Daily pricing Occupancy pricing LOS
Price No. of guests Price No. of guests Price per number of nights
1 2 3
100 1 100 1 100 90 80
2 100 2 100 90 80
3 120 3 120 110 100
4 140 4 140 130 120

Full stay pricing

Full stay pricing (FSP) allows you to define rates for a whole stay rather than per night. Set prices that adjust according to the date range, the number of nights, and the number of guests.

If an FSP record is not explicitly defined, guests can't book it. For example, if you set up a seven-night stays, guests can't book a shorter or longer stay.

Important notes

  • Guests can only book stays you explicitly define.
  • Guests can't make reservations for dates without defined prices.
  • Rentals United supports FSP pricing for up to 35 nights. To offer longer stays, switch to daily pricing.
  • FSP overrides stay settings. Guesty only follows the values defined in your FSP records:
    • Standard guest count: If the standard count is 4 guests and you define FSP records only for 1 and 2 guests, guests can't book for 3 or 4 guests.
    • Maximum guest count: If the maximum count is 4 guests and you define FSP records only for 5 and 6 guests, guests can book only for 5 or 6 guests.
    • Minimum stay: If you set a 7-night minimum stay and define FSP records for 1, 2, and 2 nights, guests can't book stays longer than 3 nights.

General pricing rules

Keep these rules in mind when configuring your rates in any pricing model:

  • Rentals United adds your markup and applies the listing's maximum guest limit before sending rates to channels.
  • Each night uses the rate of the day the stay starts. For example, a Sunday night stay uses Sunday pricing, and a Friday night stay uses Friday pricing.
  • Multi-unit groups calculate each unit's rate as the average price of all units with rates defined for that date.

Syncing channel pricing

Channels support different pricing models. Most channels support daily pricing and occupancy pricing, while some channels don't support length of stay (LOS) or full stay pricing (FSP). When a channel doesn't support LOS or FSP, Rentals United recalculates the rates to match the channel's required format.

Your rates sync with all connected channels regardless of the model you use. If a channel requires recalculation, the converted rates stay as accurate as possible and never drop below your set rates.

Channel support by pricing model

Check the table below to see which pricing models your connected channels accept:

  • "Y" indicates the channel accepts the pricing format directly.
  • "-" indicates the channel requires rate recalculation.

Channels handle length of stay (LOS) and full stay pricing (FSP) differently. Review these guidelines to understand how channels calculate nightly rates and manage stay limits.

(1) Extra guest fees send as static content and don't change seasonally.

(3) Expedia calculates LOS and FSP rates by multiplying the check-in daily rate by the total number of nights.

(5) You can customize how the system recalculates your LOS rates into nightly rates.

(7) Channel applies a default 31-night maximum stay, with options to extend up to 180 nights in special scenarios.

(8) Airbnb applies the highest LOS or FSP rate to calculate prices for stays over 30 nights.

(9) Channel applies a default 30-night maximum stay, but it is possible to extend it to 90 on request.
