TRACK offers two distinct ways to manage and sell your inventory: by individual units or multi-units. The way you structure your inventory in TRACK determines how guests book your properties. Understanding the difference between these two methods ensures your availability and rates sync correctly to your distribution channels.
Selling by unit
When you sell by unit, you list specific, individual properties. This is common for unique vacation rentals where a guest books a specific address or room number, such as "Cabin 10" or "Room 241."
Availability and rates: Managed specifically for each individual unit.
Reservations: Tied directly to the specific unit at the time of booking.
Selling by multi-units
In TRACK, multi-units are called unit types. Selling by unit type is similar to a hotel model. You group multiple similar units under a single category, such as "2-Bedroom Oceanfront." Instead of booking a specific room number, the guest books a category.
Availability: Calculated at the unit type level. If you have 10 identical "2-Bedroom Oceanfront" units, the system shows an availability count of 10.
Rates: Set at the unit type level. The price applies to the category rather than individual units within it.
Reservations: When a guest books, it reduces the total inventory count for that unit type. The booking remains unassigned in TRACK until property manager manually assigns it to a specific unit.
