Length of stay (LOS) pricing allows you to adjust pricing based on stay duration and guest count. Learn how Vrbo processes guest occupancy limits, stay length rules, and charge calculations for your listings.
Guest occupancy limitations
Vrbo limits occupancy levels to 10 tiers. Depending on how many guests you accommodate, Guesty sends your rates to Vrbo using specific grouping rules.
Review how your occupancy pricing updates on Vrbo.
- 1 to 10 guests: Vrbo receives all individual prices.
- 11 to 19 guests: Guesty groups initial prices together to maintain 10 occupancy levels. For example, for 11 guests, we send prices for 1 and 2, 3, 4, through 11 guests.
- 20 or more guests: Guesty divides total guest capacity by ten and sends pricing in calculated tiers. For example, for 34 guests, rates group into intervals of three (1-7, 8-10, 11-13, up to 32-34 guests).
Grouped tiers always apply the highest rate.
Calculate short and long-term stay rates
Vrbo supports reservations up to 180 nights long. Calculation logic changes depending on total stay length.
Consider the following pricing rules based on reservation duration:
- Stays up to 30 nights: Vrbo uses full LOS pricing, calculating rates using both guest count and night count.
- Stays from 30 to 180 nights: Vrbo ignores guest count. The final price remains the same regardless of total guests. Fees and tax calculations use a baseline of one night and one guest.
Order of charges and fee structures
Vrbo calculates the final price on their side. When applying LOS pricing, Vrbo processes charges in a specific sequence.
- Vrbo receives rent and all unmapped fees and taxes that don't use percentage or per-stay calculation types in a single node. These individual price components can't be distinguished.
- Vrbo receives the cleaning fee value.
- Vrbo receives percentage and per-stay charges.
Note: Vrbo doesn't calculate "Per person & per stay" charges at the end of the calculation sequence.
