How special offers affect reservation pricing
Special offer prices override default listing pricing rules on Airbnb. When sending or reviewing a special offer, keep the following pricing conditions in mind:
- Airbnb doesn't add standard fees automatically. You must calculate and include all reservation nights and standard fees directly in the total custom price.
- Don't include taxes or security deposits in the special offer price.
- Airbnb deducts the service fee from the total special offer amount. Hosts receive the set custom amount minus the Airbnb service fee.

Listing availability rules still apply when sending a special offer on Airbnb. Check and update your listing's availability rules before sending an offer to ensure the reservation confirms successfully.
