Canceling an Airbnb reservation as a host

Cancel a confirmed Airbnb reservation directly from the Guest Planner without signing in to Airbnb. Review your cancellation penalties, select dynamic cancellation reasons, and send a message to your guest in one streamlined process.

Cancel a confirmed reservation

Follow these steps to cancel a confirmed Airbnb booking from the Guest Planner.

Step by step:

  1. Sign in to your Rentals United account.
  2. In the left-side menu, click Guest Planner.
  3. Select the relevant confirmed Airbnb reservation to open the booking details screen.
  4. In the top-right corner, click Booking actions.
  5. Select Cancel booking.
  6. Review the cancellation penalty amount shown in your host currency.
  7. Select a Primary reason from the dropdown menu.
  8. Select a Sub reason if prompted.
  9. In the "Message to guest" field, enter a message explaining the cancellation to your guest.
  10. In the "Message to Airbnb" field, enter an optional note for Airbnb.
  11. Click Confirm cancellation.
  12. In the pop-up, click I understand to dismiss the confirmation message.

Status update

When you initiate a host cancellation for a confirmed Airbnb stay, the reservation status in Rentals United changes to "Canceled". Airbnb automatically sends cancellation notifications to your guest.

Note:

The reservation status may remain "Confirmed" until Airbnb processes the request and sends a confirmation update (1-3 minutes). During this time, a pending banner appears on the booking details card while processing, and the cancel option is temporarily hidden to prevent double submissions.

If an error occurs, verify your reservation details or complete the cancellation on Airbnb.

Request to book

You can't cancel requests to book using this flow. To accept or decline pending requests, follow the steps in Understanding requests to book for Airbnb.

API support

You can only cancel confirmed Airbnb stays through Guest Planner. Rentals United API doesn't support host cancellations.
