Understanding price markup

Price markup serves to modify the property pricing right before it is passed to the channel. Thanks to these settings, you can provide different prices for different channels, depending on your needs and/or channel requirements.

Use markup to cover for the channel commission that is charged by the channel from each booking. You should make sure that price markup covers for this amount.

Overview

Rentals United takes the price that you provide for your property and modifies it according to the price markup setting. 

The price markup can differ by property, by rate and/or by channel. It can be positive (+ 10%), negative (-10%) or none (0%). At the same time the price in Step 5: Price and availability doesn't change at all.

For example, you set the daily price of 200 EUR. You set price markup to be 10% for Airbnb, 20% for Booking.com, none for Vrbo and - 5% for Google Travel. The prices will differ across these channels: 

  • Airbnb: 220 EUR
  • Booking.com: 240 EUR
  • Vrbo: 200 EUR
  • Google Travel: 190 EUR

The price markup value is displayed for each property in Property Settings for a given sales channel.

The table below summarizes where you can set up the price markup for different channels and purposes. You can read more about each setting in the next sections of this article.

Default price markup for a channel

You can define the default price markup on the channel level. This default price markup will be only a suggested value for you when you create a new listing in the channel. The default price markup can be set:

  • While connecting to a specific channel
  • In the Channel Settings - see below
Changing the default price markup doesn't update the price markup in any listings. It is only displayed for you as a suggestion when creating a new listing in the channel, so that you can quickly check what price markup you have already set. 
If you are already connected to some sales channels and you want to adjust price markup for them, check the options you have in Custom price markup for a channel.

Step by step:

  1. In Rentals United platform, open Channel Settings. Follow the steps here.
  2. Open the Default channel markup settings.
  3. Tick the Change price markup for this channel and provide the value.
  4. Save.

Custom price markup for a channel

Apart from the default settings, you can adjust the price markup in the following ways.

  • Creating a new listing in the channel - When you create a new listing in the channel (PUSH and PULL), you will see the default price markup settings. This allows you to define your price markup for each newly added listing separately.
  • Mapping a listing - When you map a listing to a property in Rentals United, you will see the default price markup settings. This allows you to define your price markup for each newly added listing separately.
  • Bulk actions - Use bulk actions when you update the price markup for all properties connected to a given channel. This option is available for all channels (PUSH and PULL).
  • Manage - Use the Manage option to update the price markup for a given property. This option is possible for all channels (PUSH and PULL).
