Pricing plans
This section gives you an overview of what type of prices can be set in Rentals United. Note, however, that certain sales channels do not support some parts of pricing and you should refer to Channel Integrations to see the details of your connection.
Copy pricing from another property
If you have a few properties and have already created a valid pricing plan for some of them, you can save time and easily copy the existing pricing to the new one within the matter of seconds. This can be especially useful if your properties operate on the same pricing rules. This functionality copies the following parts of pricing:

Note: The maximum accepted value in all price fields is 214748.36, regardless of the currency you are using. If you try to put a higher value in any currency, it will not be accepted by Rentals United. If you experience this, you can:
- Change the currency, for example from ZAR to EUR. The process and conditions are described here.
- Optimise your pricing.
Note: The season name may not be copied when seasons' ranges in the target and source properties are identical. Then, you need to change the season name manually.
Note: If your source property is connected to any RMS, then the pricing copying feature will not work.
Tip: PMS users
If you are a PMS user, you are also allowed to use this feature and copy pricing from another property! However, before using it you need to uncheck the Prices checkbox in PMS Settings. Then, the copying feature becomes available in your account.

Select All properties from the main menu and go the target property (the one you want to copy pricing to).

Click the Edit / Improve button and go to Step 5: Price and availability.

Switch tabs to Pricing.

Unfold the Copy pricing from another property section.

Start typing the name of the property and select it from the dropdown list.
Tip: In case there are more properties with the same name, follow the Rentals United ID number in the parentheses.
The Rentals United ID can be previewed in the All Properties list. Hover the mouse over the source property (one the pricing is imported from). The Rentals United ID is displayed in the bubble.

Click the Import Pricing button.
Important: Import of prices will overwrite the pricing plan that might have already been in place. This action cannot be reversed!Note: If there are more seasons created in the target property than in the source property, extra seasons will be removed by default! For example:
Source property: Jan - Dec 2022
Target property: Jan - Dec 2022, Jan - July 2023
The Jan - Dec 2022 season in the target property will be replaced with the data from source property. The Jan - July 2023 season will be removed.

The pricing plan is imported and you can view it in the target property.
Set seasonal prices anew
Adding seasons
In Rentals United, pricing is applied for seasons.
The season refers to a period of time when particular pricing is applied. It is possible to set as many seasons as required, varying in length and specification. The minimum settings require:

Season name,

Date range,
- Price.

Click the Add Season button.

An Add / Edit Season form opens.

Specify the Season name and select the period the season applies.
Tip: The same pricing plan can be applied to multiple seasons. Click the button and specify the dates.
Standard number of guests
Standard number of guests refers to the maximum number of guests included in the Daily price for whom the price does not change. If more guests than specified book a stay, the extra guests will be charged with the price set in the Extra guest price element.In order to set the Standard number of guests, select the right number from the dropdown list. Click Save.
Daily price
Daily price is the standard way of setting prices. It indicates the base price per night for the Standard number of guests.
Extra guest price
Extra guest price is the price for guests that are not included in the Standard number of guests. In other words, if the overall number of guests exceeds the Standard number of guests, Extra guest price is applied for each guest above the specified standard.
Standard number of guests is set to “2”; Daily price £ is set to “300” and Extra guest price £ is set to “100”.
If one guest books a stay, then the price is 300 £.
If two guests book a stay, then the price is 300 £.
If three guests book a stay, then the price is 400 £, which is the result of the following calculation: (2 guests included in the Daily price = 300 £) + (1 extra guest= 100 £).
Minimum stay / Maximum stay
Minimum stay indicates the minimum number of days a reservation can be made for. Guests will be not be able to book your property if they want to book stays shorter than minim stay. This value is mandatory to provide.Maximum stay is an additional setting (optional), which ensures that your guests will not be offered stays longer than a particular number of nights.
There are two types of stay restriction in Rentals United. The default stay restriction type is stay-through. You can choose which model you want to work on and your selection will apply to both minimum and maximum stay restrictions at the same time.
Stay-through - the booking must meet the minimum / maximum stay requirements on each day of the booking
Arrival-based - the booking must meet the minimum / maximum stay requirements on the arrival day only
Example: You have the stay-through stay restrictions:
11-05-2021 to 16-05-2021: MS is 5; MX is 7
17-05-2021 to 20-05-2021: MS is 7; MX is 7
Some of the stays:
5-night-long stay (11 - 16 May) is possible
5-night-long stay (13 - 18 May) is not possible (as the minimum stay on 18th May is 7)
6-night-long stay (11 - 17 May) is possible
7-night-long stay (11 - 18 May) is possible
8-night-long stay (11- 19 May) is not possible (as the maximum stay on 19th May is 7)
Example: You have the arrival-based stay restrictions:
11-05-2021 to 16-05-2021: MS is 5; MX is 7
17-05-2021 to 20-05-2021: MS is 7; MX is 7
Some of the stays:
5-night-long stay (11 - 16 May) is possible
5-night-long stay (13 - 18 May) is possible
6-night-long stay (11 - 17 May) is possible
7-night-long stay (11 - 18 May) is possible
8-night-long stay (11- 19 May) is not possible (as the maximum stay on 11th May is 7)
Weekend pricing
Weekend pricing refers to a specific type of pricing rules that are applied on selected weekend days only. If the weekend-specific pricing is set and the reservation matches specified criteria, then the Weekend pricing will be applied instead of the Daily price.
Tick the checkboxes next to the days the Weekend pricing is applied.
Note: While ticking the box next to a particular day, in fact you select the night between the ticked day and the following day. For example, while ticking the Friday checkbox, it is Friday-to-Saturday night selected.Set the Weekend pricing.
Example 1Standard number of guests is set to “2”; Daily price £ is set to “300”, Extra guest price £ is set to “100” and the Weekend pricing is set to “320” on Friday and Saturday.
If one guest books a stay on Thursday, then the price is 300 £.
If one guest books a stay on Friday, then the price is 320 £.
If two guests book a stay on Thursday, then the price is 300 £.
If two guests book a stay on Friday, then the price is 320 £.
If three guests book a stay on Thursday, then the price is 400 £, which is the result of the following calculation: (2 guests included in the Weekend pricing = 300 £) + (1 Extra Guest = 100 £).
If three guests book a stay on Friday, then the price is 420 £, which is the result of the following calculation: (2 guests included in the Weekend pricing = 320 £) + (1 Extra Guest = 100 £).
Changeover restrictions
Changeover restrictions specify whether check-in or check-out is allowed for a given day. This is a great option if you need the guests checking in and out to fit your schedule and it will help you avoid unexpected guests. If some days are restricted from changeovers, then your guests will simply not be able to select such a stay if the start or end day falls on a changeover-restricted day.
In order to specify the Changeover restrictions, tick the checkboxes next to the days when check-in or check-out are not possible.
None - guest can both check in and check out on
Both - guest cannot either check in or check out
Check-in - guest cannot check in only on a selected day
Check-out - guest cannot check out only on a selected day
Occupancy pricing
In Occupancy pricing, it is possible to specify pricing plans for different numbers of Extra Guests (not included in Daily price). The difference between Extra guest price and Occupancy pricing lies in fact that with Extra guest price the same price is applied for each Extra Guest. On the other hand, in Occupancy pricing it is perfectly possible to specify different prices for different numbers of Extra Guests. Note that Occupancy pricing takes precedence over Extra guest price.
Click the Add Price button.
An Add / Edit Price window opens.
Fill in the N# Nights field, the Standard number of guests field and set the price accordingly. Click the Save button.
Example 1Standard number of guests is set to “2”; Daily price £ is set to “300”, Extra guest price £ is set to “100” and the Occupancy pricing rules are the following: for 1 extra guest - 80 £; 2 extra guests - 70 £ each, 3 extra guests - 65 £ each.
If one guest books a stay, then the price is 300 £.
If two guests book a stay, then the price is 300 £.
If three guests book a stay, then the price is 380 £, which is the result of the following calculation: (2 Standard Guests included in the Daily price = 300 £) + (1 Extra Guest = 80 £).
If four guests book a stay, then the price is 440 £, which is the result of the following calculation: (2 Standard Guests included in the Daily price = 300 £) + (2 Extra Guests = 70 £ each = 140 £).
If five guests book a stay, then the price is 495 £, which is the result of the following calculation: (2 Standard Guests included in the Daily price = 300 £) + (3 Extra Guests = 65 £ each = 195 £).
If six guests book a stay, then the price is 700 £, which is the result of the following calculation: (2 Standard Guests included in the Daily price = 300 £) + (4 Extra Guests = 4 x 100 £).
LOS pricing
In LOS pricing, it is possible to specify fixed nightly pricing plans for different numbers of nights and (optionally) for different number of guests. It means that your prices can depend on the number of booked nights and guests staying at your property.
Here is how LOS pricing works. For example, let's say your Daily price is 200 USD. If you continue using the Daily price model and one guest decides to book your property for three nights - the total is 600 USD.
In case you use LOS pricing, you can easily set that one guest pays a different amount per night, depending on how many nights were booked. For example, 1 guest can pay 200 per night if a 3-night stay was booked - the total is 600 USD. But you can easily set that 1 guest can pay 190 USD per night if a 4-night stay was booked - the total is 760 USD.
You can do the same for the number of guests and set different prices for different cases.
Click the Add Price button.
An Add / Edit Price window opens.
Fill in the N# Nights field, the Standard number of guests field and set the price accordingly. Click the Save button.
Example 1Standard number of guests is set to “2”; Daily price £ is set to “300”, Extra guest price £ is set to “100”.
The Occupancy pricing rules are the following: for 1 extra guest - 80 £; 2 extra guests - 70 £ each, 3 extra guests - 65 £ each;
The LOS pricing rules are the following: for 3 nights and 2 guests - 270 £ per night; for 3 nights and 4 guests - 400 £ per night.
The above rules result in the following set of possible pricing examples:
LOS pricing:If two guests book a 3-night stay, then the overall price is 810 £.
If four guests book a 3-night stay, then the overall price is 1200£.
No-LOS pricing:If two guests book a 3-night stay, then the overall price is 900 £.
If four guests book a 3-night stay, then the overall price is 1320 £, which is the result of the following calculation: 3 x ((2 guests included in the Daily price = 300 £) + (2 Extra Guests = 70 £ each = 140 £)).
If the LOS pricing is provided only for some stays, we will recalculate the remaining LOS prices using the daily price. It means we take the daily price and multiply it by the number of nights that are not specified.
Example: The user has Daily price = 200 USD. Also, LOS pricing is set for LOS1 to LOS6 in the following way:
LOS1, LOS2: 170 USD
LOS3, LOS4: 180 USD
LOS5, LOS6: 190 USD
For LOS nights that are not specified (LOS7 to LOS30), we will use Daily price and multiply it by the number of nights.
LOS7: 200 USD x 7 = 1400 USD
LOS8: 200 USD x 8 = 1600 USD
...
LOS30: = 200 USD x 31 = 6 200 USD
FSP pricing
FSP pricing model can be used if you are a PMS or an API user. It defines a fixed price for the whole stay, that is for an exact number of guests and nights.
Note that if any reservation will be made for a period in which prices are not defined, it will be automatically rejected.
Note that FSP pricing does not respect Standard number of guests or Maximum number of guests. Whatever is provided as the FSP records will be respected.
Example 1: Your standard number of guests = 4 and you provided prices only for 1 and 2 guests.
Result: The reservations with 3 and 4 guests will be rejected.
Example 2: Your maximum number of guests = 4 and you provided prices only for 5 and 6 guests.
Result: The reservations with 5 and 6 guests will be accepted.
Discounts
Discounts are applied in order to deduct certain amount from the price, provided the specified requirements are met by the reservation. Currently, there are two types of discounts:
LOS discount may be applied when criteria specified for the length of stay are met. For example, LOS discount may apply only for 3-days stays. Last-minute discount on the other hand is applied if the reservation is made within the specified time before the check-in day.
Setting the LOS discount
Click the Add Discount button.
An Add / Edit Price window opens. Specify the time when the discount is applied. Click the Save button.
Setting the Last-minute discount
Click the Add Discount button.
An Add / Edit Price window opens. Specify the time when the discount is applied. Click the Save button.
Example 1In this example, there is a two-level Last-minute discount applied. First, a 5% discount is applied if a stay is booked 2 to 1 days before the arrival date. Second, a 3% discount is applied if a stay is booked 3 days before the arrival date.
