Minimum requirements to connect
In order to connect the Property Manager’s (PM’s) property to the Booking.com, the following requirements must be met:

Property name must contain at least 1 lower case letter and should not have any special characters;

Property type is selected;

Maximum number of guests is provided;

Address (Post code and Country) and Location (Geo-coordinates) need to be complete;

Licence number must be filled if the property is located in certain locations, for example France or on a French-administered territory, but you may be asked to fill it in for other locations, too. Please, refer to your local law.

Amenities: each property has Kitchen selected, unless its Property type in Rentals United is Vacation home;

Description is provided;

Photos: at least 10 photos are uploaded (minimum width: 1024 px; minimum height: 683 px), main picture is selected;

Bedding composition: the number of beds equals the value set in Maximum number of guests;

Prices and availability are set within the next 365 days;

Arrival information is provided;

Cancellation Policy is selected;

Payment methods is provided;
-
Company profile: the mobile number must be filled in.

Booking.com charges commission on the reservation costs and any additional fees added at the time of booking, such as cleaning fees and service charges. Commission is also charged on some taxes (VAT/GST in most of the countries). You can see which is applicable to you by referring to your General Delivery Terms (GDT). |

Categorization
This channel is categorised as a Hotel Reservation Site (HRS). An HRS website (Hotel Reservation System) in the vacation rental industry is a booking platform that primarily follows a hotel-style business model. Instead of treating each property as a unique unit, HRS platforms focus on hotel listings with a selection of room-types. This means availability, pricing, and inventory are managed at the room-type level (e.g., “Double Room,” “Family Suite”) rather than by individual apartments or houses.
For property managers, this model allows grouping multiple similar units under one listing, optimising occupancy, and streamlining rate management. For guests, it creates a more standardised booking experience, closer to traditional hotel reservations, with clear categories and easier comparisons.

Rentals United property (e.g. "Property 1") indicates a physical room of a certain type. There can be multiple properties added under the same room type , e.g. "Property 1" and "Property 3" are categorised as "Two-Bedroom Apartment". This set-up is called a multi-unit group.

Rentals United rate refers to a particular pricing plan, which is created based on particular settings in your property (e.g. cancellation policy, meal rate, price). You can see your rates after selecting the Property Settings > Manage.
